How regional differences change the work
Adelaide has three pest-relevant gradients running across the metro footprint, and the right treatment depends on where on those gradients your property sits.
Housing-stock era. Pre-1960 timber-subfloor stock (Norwood, Unley, Walkerville, Prospect, Semaphore, North Adelaide) pre-dates AS 3660.1 entirely — no compliant termite barrier was ever installed at construction, so the inspection-and-remediation regime in AS 3660.2-2017 is the standard that applies today. Post-2014 new builds (Mawson Lakes, the Mount Barker growth zone, Hewett, Aldinga estate) sit under AS 3660.1-2014 for the barrier installed at slab stage. Mid-century stock (Marion, Salisbury, Tea Tree Gully) sits between the two — usually built without a compliant barrier, retrofitted under AS 3660.2 if termite pressure justifies it.
Soil profile. The calcarosol/clay band running through Prospect, Sefton Park and the inner north is termite-favourable. The eastern-suburbs loam plus mature European garden timber stacks the same way. Western coastal sandy loam shifts the treatment — baiting systems often outperform chemical reticulation on sandy soils, and salt-air decay runs concurrently with termite risk on Henley and Glenelg coastal stock. The foothills clay-loam transition (Mitcham, Modbury, Stirling) brings reserve-edge ant and rodent pressure that doesn’t show up in the inland metro.
Commercial density. The Parade, King William Rd, Goodwood Rd, Jetty Rd, Henley Square, Prospect Rd and the Port wharves carry the cafe / restaurant / food-premises work that Pest Fox runs as audit-ready commercial pest control.
